
Three-Season Porch
Some unexpected structural repairs were necessary before we could convert this old deck into an affordable, three-season porch we designed for this Wallingford, CT home.
The Issues (before pics)
An older, weather-beaten deck stood between our client's home, and a 2nd (lower) deck that provided pool access. Our assignment was to replace it with an enclosed, three-season porch they could enjoy most of the year. During tear down, we encountered unforeseen, structural issues that had to be addressed in order to proceed. We were able to provide the necessary repairs while keeping the owners within their budget, and making their vision a reality.
The Solutions (after pics)
We removed the siding and accessed the damaged framing from the exterior, where we were able to make the structural repairs in order to support the new addition. New concrete footings replaced the toppled footings on the lower deck. From there, we were able to construct the three-season enclosure that included interchangeable glass and screen panels. Modifications to the original project scope were made, allowing for the needed repairs while completing the project within our Wallingford, CT client's budget.
